SMOKING: No smoking is allowed inside the house, but is permitted on the outside grounds.
PETS: We cannot accommodate pets at this time and do not plan to do so in the future.
CHILDREN: We cannot accommodate children at this time. We find that many of our guests are either traveling for business purposes or attempting to get away from their own children, and so as a courtesy to them, we are not currently providing accommodations for children under 16 years of age.
PAYMENT POLICY: To secure your reservation, we ask for full payment up front. However, with more than 7 days notice, we will also take one full night’s stay as a deposit. The balance is due 7 days prior to arrival, at which time we will charge your credit card for the remaining balance unless we hear otherwise from you.
Please note: This payment policy does not apply to weddings. There is a separate policy and contract for weddings. Please contact us early during your wedding planning stages for information and reservations.
CANCELLATION POLICY: Our policy is intended to be fair to our guests, yet prevent the loss of time and income to our business in the event of late cancellations or no-shows. Unlike a large hotel, we have a limited number of rooms and cannot count on always having a room available for our last-minute guests. Once we reserve a space for you, we remove it from the market and for this reason follow a strict cancellation policy.
For cancellations requested more than 7 days in advance, a processing fee of $25 will apply and the remainder of your deposit will be refunded. For cancellations made less than 7 days in advance, your deposit or any other payment you have made, will be withheld as a cancellation fee.
This cancellation policy does not apply for weddings and other events. A separate cancellation policy will apply to weddings and special events as described in the relevant wedding or special event contract.
DAMAGE POLICY: Any damages done to any Oak Tree Manor property by pets or persons visiting or staying with guests will be the responsibility of the person who made the reservation, and by your confirmation of the receipt of e-mail from Oak Tree Manor, you agree to make restitution for such damage.

RESPONSIBILITY:
WEATHER: Although we feel that seasonal Texas weather brings out varied views of beauty around the Oak Tree Manor property, at other times, rain can make enjoying the outside grounds difficult. For this reason, we can't be held responsible for unsatisfactory weather damaging the enjoyment of your stay.
ALLERGIES: Oak Tree Manor does not assume responsibility for special circumstances due to people having allergic reactions to anything related to the property. It is possible that Oak Tree Manor personnel or previous guests may have prepared foods that some people are allergic to on our property. Although our properties are thoroughly cleaned regularly, anyone with allergies or special conditions are warned that Oak Tree Manor will not be held responsible for any health problems.
DANGERS: Being a large property, there are inherent dangers on the property. Considerations for safety should be taken by visitors at all times. You may encounter insects, spiders, snakes, raccoons and other animals, both domestic and wild, on the grounds. Visitors are responsible for their own safety and should take necessary precautions while visiting our property.
POOL USE: The use of the pool is provided as an added amenity. However, as a life-guard will not be present at most times, except for special events that specifically request it, we expect that visitors will be responsible for their own safety in and around the pool area and will not hold the grounds-keepers responsible for any accidents that may occur due to pool failure or personal negligence.
IN CASE OF EMERGENCY: 911 will get you emergency assistance.
